You submit information about your property to your JMPI. This includes property details, the outstanding mortgage balance (if any), current income (if it's a rental), and desired sale terms. This allows JMPI to assess the property’s suitability for a seller-financed transaction.

STEP 2: Negotiate Terms

JMPI reviews the submitted information, conducts a property valuation, and assesses any potential pitfalls (e.g., the presence of a due-on-sale clause). Based on our evaluation, JMPI will propose terms for the seller-financed deal, including the purchase price, interest rate, payment schedule, and any potential down payment or balloon payment. These initial terms will be submitted in a Letter of Intent.

STEP 3: Finalize Documents

We will contact you to finalize the terms of the possible seller financing agreement. This includes negotiating any adjustments to the proposed terms and addressing any concerns you may have. Once all parties agree to terms, JMPI will draft the key documents and submit them for review by anyone you would like to review them.

JMPI will schedule the closing process, which includes ensuring that all parties’ interests are protected, signing all necessary documents, ensuring clear title, and recording the seller-financed mortgage or land contract with the appropriate local authorities.

STEP 5: Collect Your Payments

JMPI will fulfill the payment process as outlined in the agreement. We make regular payments to the seller according to the terms, while also taking responsibility for property management, and addresses any issues that arise during the term of the seller financing.
